We have advised on the grant of a lease of a newly built 36,000+ square foot industrial premises in Leeds for Igloo Thermo Logistics, along with the exit of their existing premises.

The property forms part of a new three-unit industrial estate delivered by Mileway. Located just 5 miles from Leeds city centre, it has excellent transport links and building amenities, including level access loading doors, first floor office space, large service and loading areas and EV charging points. It was a pleasure to work with the Igloo team on this transaction and to help secure another important logistics hub, especially one with great sustainability credentials. We wish them all the best with the move into their new home.

This transaction was a great example of EMW’s Occupiers, Planning and Construction teams all working together to deal with all different but equally important legal and commercial elements. With a newly constructed property and a newly obtained planning permission, it is key to make sure a buyer or tenant has the reliance and recourse they need against the contractors and sub-contractors, as well as evidence of satisfactory discharge of planning obligations in order to mitigate or minimise risks as far as possible.
